Our client requires an Asset Manager to join the Office Team based in Barcelona to oversee the acquisition, development and ongoing management of real estate projects, with particular focus on office developments. We currently have four live development projects in Barcelona, plus one fully completed office building under ongoing management. We have an ongoing acquisition strategy to fulfil in the coming years. Reporting to the Office Team Director, tasks will include: 2.1 Existing Projects - Management of the internal and technical teams and other consultants involved in the projects; - Attending weekly site meetings; - Resolving day to day issues with particular reference to change orders, cost deviations or project modifications; - Liaising with commercial and letting agents on a regular basis; - Negotiations with tenants; - Ongoing management of the assets where required to include contracting facilities and/or property managers, overseeing service charge and rent issues; - Overseeing and reporting on cost and risk management issues; - Monitoring financial KPIs, cashflow and management of finance drawdowns; - Liaising with and coordinating monthly meetings with client; - Management of licences, municipal taxes and other issues related to public entities. 2.2 New Projects - Identifying new opportunities for acquisition in Madrid and Barcelona; - Negotiation of acquisition terms; - Drawing up of detailed Business Plan; - Contracting and management of Due Diligence providers and interpretation of the documents for the elaboration of DD reports; - Contracting of design team and management of design process; - Management of the tendering process jointly with the Project Manager. 2.3 Reporting - For acquisitions, development of the financial model, DD reporting and preparation of Investment Memoranda; - For New Projects, development of the financial model for management; - Monthly cashflow updates for client; - Monthly progress updates for client; - Quarterly full reports, including market reports; - Management and approval of all billing and payments on a monthly basis; - Maintenance of the Project Handbook and Client Area up to date for each project; - Project closing and calculation of closing account. Occasional travel, principally to Madrid, may be required occasionally and will not normally require an overnight stay. 3. Skills and Experience The following will be necessary: - Comfortable with advanced Excel models; - Comfortable creating PPT presentations for a demanding professional audience; - Knowledge of Power BI or another analytic tool will be valued; - A fundamental understanding of economics, real estate and financial markets; - A genuine interest in the field of real estate investing and development; - Advanced level of English and Spanish, written and spoken; - University degree in a relevant field (finance, architecture, construction, etc.); - Minimum 5 years’ experience, preferably in the Barcelona market; - Driving License; We are looking for an organised, proactive and highly reliable person with the ability to manage multiple tasks.
